Lots 2-6 and 11-16 located on Penguin Place, Bryans Road MD 20616 are being sold AS-IS and on one deed. Buyer and/or their contractor must have final septic location drawn and approved by the Charles County Health Department. Lots 2-6 passed a mound system perc (in 2024). Lots 11-16 passed a conventional septic perc (also in 2024). It is unknown if the lots can be separated into 2 building lots. The lots are located very near the Potomac River, and there appears to have public access to the river. The lots are wooded and mostly level. It also appears the lots are outside of the 100-year floodplain.
