Phillips, CEO and Chief Economic Analyst at <a href=\"http:\/\/beach-homes.com\">Beach-Homes.com<\/a>, points out, \u201cPeople remain surprised that mortgage interest rates do not overly impact beach real estate markets.\u201d Beach properties are discretionary purchases with buyers often paying cash (particularly for second homes).<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-why-isn-t-my-beach-home-selling\">Why Isn\u2019t My Beach Home Selling?<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">So, why isn\u2019t your beach home selling? Phillips bluntly states, <strong>\u201cIf your beach home has been sitting on the market for more than 60 days\u2014it\u2019s overpriced. Period.\u201d<\/strong><strong><\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">We know it\u2019s tempting to push the price and \u201csee what happens,\u201d but today\u2019s buyers are sharp. As Phillips reports, \u201cA common complaint from home sellers is that a home languishing on the market for weeks or months \u2018simply needs better marketing\u2019 by the agent.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">However, <strong>\u201cNo amount of marketing can overcome overpricing,\u201d<\/strong> Phillips states, \u201cThere is solid market demand now, and we have data showing that appropriately priced homes are selling very quickly.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">It&#8217;s easy to assume that increasing marketing will resolve the problem, but it typically has the reverse effect. In fact, over-hyping an overpriced home can draw more attention to the price, which can turn buyers away.
